The Warren Farm site is located on the southern edge of Ampthill, between Flitwick Road and Abbey Lane, adjacent to Redborne Upper School.
It was allocated for residential development as part of Central Bedfordshire Council’s plan for development within the district. This plan, called the Site Allocations Development Plan Document, was formally adopted in April 2011 and identified Warren Farm in Ampthill as one of a number of preferred locations for new homes.
A Development Brief was prepared in 2012 and was adopted by Central Bedfordshire Council following consultation. It includes a series of guidelines for the site.
Following this, an outline planning application for up to 410 new homes was submitted. An outline application is used to establish the principle of development and key parameter such as access, but not how the scheme will look in detail. This outline application was approved by Central Bedfordshire Council in October 2013 (CBC reference 12/01496/OUT). The Design and Access Statement summarises the planning application here.
Before building of the new homes can start, the conditions contained within the outline planning permission require Connolly Homes and Bloor Homes to submit Design Codes, which will guide the look and feel of development on the site. Subsequently reserved matters applications, which set down the specific details of the development such as house sizes, styles and design, will also need to be submitted to and approved by the Council.
